What Day of The Week Should You List Your Home

There have been a number of articles online recently that have statistically analyzed the best day to list you home considering a million listings. The articles compare sale price to list price and number of days on the market. Friday came out ahead as the number one day to list your Home. This does not mean that you literally need to sign the listing contract on Friday, but that it will first appear in the multiple listing service (MLS) on Friday.

In Las Vegas many Realtors shoot for Thursday evening to avoid the possibility of a technology glitch. When it is time for the first weekend home search, an agent can say the listing has been on the market only two days; buyers will be excited to be the first ones to see the property. After 30 days buyers typically are asking what is wrong with the home. Whatever the issue, buyers want an explanation, and frequently ask when will there be a price reduction!

On the weekend buyers have time to look online, and in the newspaper for new Homes on the market. There are so many demands on buyer’s free time it is important to catch their attention at the last moment as they make plans for their weekend search.

Considering the preparation involved in selling a home, do not let the best day to list your property slip by.  If you’re not ready, it may be better to wait a few days for the next Friday, than have the clock start ticking on the days on marker and risk selling your home for a lower price and it taking a longer time.

The Flowters and Sinkers VS. The Champions of Real Estate

First- time buyers generally face a huge learning curves as they take the jump into the buyers swimming pool. Some float and some sink while others are able to swim to the finish line as champions. Let’s first take a look at the floaters and sinkers.

For the most part, the floaters say they’re “keeping their options open.” They like looking, but can’t commit. Many don’t have an agent who’s working on their to find the right property, and so they float from House to House, from one listing agent to another. Little do they know, the right agent, is a foot soldier. Agents often get to see Homes as soon as they come to the market and are here to keep you updated. The floaters enjoy the non-committed relationship that they have with the Home shopping process.

The sinkers on the other hand have a different modus operandi. They, too, are not committed to an agent or the process. Then one day, they find the right place to consider calling Home. Now that it is time to make an offer they can’t and good deal on a beautiful Home goes to another buyer. They haven’t been pre-approved or schooled in the process of Home buying because they’ve yet to commit to an agent. Nobody has had the chance to explain the necessary actions involved in the process. Their chances for success are somewhat dampened when they find out what their due diligence requires in order to make a Home purchase. In the end they shrink away from the process, as they are somewhat intimidated by the steep learning curve of work they must do in order to make an offer. They sink to the bottom, perhaps never to return.

And then there’s the well-schooled buyer—who’s ready for the process because they have an agent who’s working in their best interest. The agent has schooled them and described the process from start to finish. What it takes to get pre-approved and the benefits of knowing your purchasing power, what an escrow means, and what NOT to do while you’re in contract. These are the champions! Which one are you?
